Would you like to know how much your property could rent for?
Enter your details below and we will contact you to arrange a rental appraisal.
Tell us the property address, number of bedrooms, condition, available date and any features that affect its use, such as parking, heating or outdoor areas. Our team considers comparable rentals and current demand alongside the property itself. An appraisal is an estimate of achievable rent at the time, rather than a guarantee of rent, occupancy or investment performance.
Look beyond the weekly rent. Allow for vacancy, rates, insurance, management and letting costs, routine maintenance and larger repairs. Finance payments and tax depend on your own arrangements. Before buying an investment, check the title, council information, condition, insurance availability and work needed to meet rental standards.
Gross rental yield is annual rent divided by the property price, multiplied by 100. For example, $600 a week over 52 fully rented weeks is $31,200. Against an $800,000 price, that is a gross yield of 3.9%. This illustration assumes no vacancy and excludes every expense, finance cost and tax. It is not a forecast for a Whangamata property. Net income and cash flow need a separate costed assessment.
Our landlord and investment guides provide useful reading. For current tax treatment, see Inland Revenue’s rental-property information and speak with your accountant about your circumstances.
Let us know whether it is vacant, tenanted or managed elsewhere so we can discuss access, tenancy documents and any proposed handover. Read about our property-management service before deciding what support suits you.
This request is for permanent residential rent. For holiday accommodation, use our holiday-rental partnership information. Complete the rental-appraisal form below or email whangamata.property@raywhite.com.
